Warning Signs

When Duncanville Soil Needs Stabilizing

Dallas County's black clay soil swells when it's wet. It shrinks when it dries out. This cycle pushes and pulls your foundation each year. We see it most in older homes near Duncanville Hills and Clark Road. These ranch-style homes sit on old slab foundations. Do you notice new cracks after summer? Do doors stick after rain? Your soil may be moving. Waiting often means a bigger bill later. Small shifts can turn into big problems. Stable soil keeps your yard and home healthy.[1] We've worked with this soil since 1969. We know how it acts in every season.

Common Causes

Foundation Cracks

New or growing cracks in your slab often mean the soil below is shifting. We check the pattern to find the true cause.

Uneven Floors

Sloping or bouncy floors usually mean the soil lost its strength under part of your home.

Standing Water Near Home

Water that pools near your home softens the soil. This speeds up movement. We fix drainage and soil together.

Drought Shrinkage

Long dry spells pull water from clay soil. This makes it shrink and leave gaps by your home.

Pre-Construction Sites

A new addition needs stable soil underneath. We fix the soil before anyone pours concrete.

Sticking Doors and Windows

If doors won't close right, your frame may be shifting. Soil movement under the home could be why.

My husband and I are so thankful we chose All American Foundation Repair to do our external and internal foundation repair and new drainage system. They were on time every day, and are the hardest working crew I have ever seen! The process was so much better and easier than we expected and the communication and service provided between Dave, Frank and the team was excellent! Also, before leaving they cleaned up the entire perimeter of our home and yard better than it was when they arrived! Now my eggs don’t roll off of the counter anymore and all of our doors close! Highly recommend!

Dave Hall is incredibly knowledgeable about foundations. He came out and gave us an honest assessment of the situation. Turns out that the issues we're seeing in our house (doors not closing, cracks) aren't a foundation issue but a drainage issue. I'm pretty sure most other companies would have found a way to tell us we needed foundation repair.

In addition, we called Dave because of a former boss of mine at Devtek Engineering - Barry. Barry worked for years as an independent foundation assessment engineer and he recommended Dave and All American Foundation after having worked with a number of foundation repair companies.

Common Questions

Soil Stabilization Questions

Here are answers to questions Duncanville homeowners ask us most.

  • How much does soil stabilization cost?

Most jobs cost between $1,500 and $6,500. It depends on the size and depth of the problem. We give you a free, written estimate first. Bigger yards or drainage work can cost more.

  • How long does soil stabilization take?

Most jobs take one to three days. Bigger jobs or drainage fixes can take longer. We'll tell you a time estimate at your free inspection.

  • Can I stabilize soil myself?

We don't suggest doing it yourself for foundation issues. Dallas County clay acts different from other soils. Doing it wrong can make things worse. Our crew has worked with this soil since 1969.

  • How often does Duncanville soil need this work?

It depends on your home's age and soil. Older homes near Clark Road often need it more. Once it's done right, most homes don't need it again for years.

  • How urgent is soil stabilization?

If you notice new cracks or sticking doors, don't wait long. Soil movement gets worse with each wet-dry cycle. Calling early often means a smaller, cheaper fix.

  • What are the signs I need this service?

Watch for foundation cracks and sloping floors. Doors or windows that stick are signs too. Standing water near your home is another red flag. These can mean the soil is shifting.

  • Does drainage affect soil stabilization?

Yes, bad drainage often causes soil movement. Water pooling near your home keeps clay soil wet and weak. We often fix drainage and soil together.
