Warning Signs

When Duncanville Floors Start to Sag

Sagging floors almost always point back to the foundation below them. In Duncanville, our black clay soil swells and shrinks with every wet and dry spell. That movement puts stress on piers, beams, and slabs. Over time, support posts weaken or soil washes out from under the home. We've seen this most in older ranch homes near Duncanville Hills. Original pier and beam systems have had decades of soil movement to deal with. Waiting rarely helps. A small dip today can turn into a serious drop within a year. The longer soil sits unsupported, the more expensive the fix gets.[1]

Common Causes

Dipping Floor Sections

One part of the room feels lower than the rest. This usually means a support beam or pier has settled under that spot.

Bouncy or Springy Floors

Floors that flex when you walk often mean rotted or undersized floor joists under a pier and beam home.

Cracked Tile or Grout

Shifting slabs crack tile lines in straight patterns. It's one of the first clues we look for in Duncanville homes.

Doors That Stick

Doors and windows that bind are often tied to the same foundation shift causing your floor to sag.

Visible Gaps at Baseboards

A gap opening between the floor and baseboard shows the floor has pulled away from the wall line.

Moisture Under the Home

Standing water or damp crawl spaces soften wood and soil, speeding up sag and rot under pier and beam homes.

Local Trust

Why Duncanville Trusts Our Floor Repair Crew

We've worked this clay soil since 1969. A sagging floor left alone puts more weight on weak spots and spreads damage to walls and ceilings. Fast, correct repair stops that spread. Our crews know the difference between a slab problem and a pier and beam problem. We fix the right one.

Simple Steps

How We Fix a Sagging Floor

Here's what happens from your first call to a level floor again.

1

Inspection and Diagnosis

We check under the home, measure floor levels, and look at piers, beams, and soil conditions. This tells us exactly where the sag starts.

2

Repair Plan and Pricing

We explain what we found in plain terms. You get a written estimate before we touch anything.

3

Leveling and Support

We install or replace piers, shims, or beams to bring the floor back level. Then we check the work and back it with our warranty.

Fair Pricing

Sagging Floor Repair Cost in Duncanville

Price depends on several things. How many support points need work matters. Whether it's a slab or pier and beam foundation matters. How much the floor has shifted matters too. Homes near Clark Road with older pier and beam systems sometimes need more extensive repair. Newer slab homes along Cockrell Hill Road typically need less work. We give a free estimate up front, and we never add surprise costs mid-job. National cost guides show a wide range for this type of repair, which matches what we see across Duncanville.

My husband and I are so thankful we chose All American Foundation Repair to do our external and internal foundation repair and new drainage system. They were on time every day, and are the hardest working crew I have ever seen! The process was so much better and easier than we expected and the communication and service provided between Dave, Frank and the team was excellent! Also, before leaving they cleaned up the entire perimeter of our home and yard better than it was when they arrived! Now my eggs don’t roll off of the counter anymore and all of our doors close! Highly recommend!

Dave came to the house on time and did a thorough review and provided honest input to address our concerns. We would definitely recommend him to others. He addressed the signs of stress we are seeing with cracks in walls and tile and provided valuable input for next steps.

Dave Hall is incredibly knowledgeable about foundations. He came out and gave us an honest assessment of the situation. Turns out that the issues we're seeing in our house (doors not closing, cracks) aren't a foundation issue but a drainage issue. I'm pretty sure most other companies would have found a way to tell us we needed foundation repair.

In addition, we called Dave because of a former boss of mine at Devtek Engineering - Barry. Barry worked for years as an independent foundation assessment engineer and he recommended Dave and All American Foundation after having worked with a number of foundation repair companies.

Common Questions

Sagging Floor Repair Questions

Here are answers to what Duncanville homeowners ask us most.

  • How much does sagging floor repair cost?

Most repairs run between $500 and $5,000, depending on scope. Simple pier adjustments cost less than full beam replacement. We give a free estimate so you know the number before we start.

  • How long does the repair take?

Most sagging floor jobs take one to three days. Larger pier and beam homes with more support points can take longer. We'll give you a time estimate at the inspection.

  • Can I fix a sagging floor myself?

We don't recommend it. Without proper support, a DIY fix can shift the problem to another part of the home. Our crews know how to support the structure safely while repairs happen.

  • How often do Duncanville homes need this repair?

Older homes near Duncanville Hills often need adjustments every several years due to our clay soil. Newer slab homes near the US-67 corridor tend to need it less often.

  • How soon should I call about a sagging floor?

Call as soon as you notice it. A small dip can spread to walls and ceilings fast. Early repair is almost always cheaper than waiting.

  • What are early signs of a sagging floor?

Watch for sticking doors, cracked tile, gaps at baseboards, and a floor that feels uneven when you walk. These often show up before the sag is obvious to the eye.

  • Does a sagging floor mean I need full foundation repair?

Not always. Sometimes it's a localized beam or pier issue. Our inspection tells us if the fix is isolated or part of a larger foundation problem.
